Terms and Conditions
The ground rules for working together, written as plainly as I could.
Last updated: November 3, 2026
The short version
- A booking request isn't a confirmed appointment until I confirm it with you.
- You'll get a price before any work starts, and I'll check with you before doing anything extra.
- Weather can move outdoor jobs. I'll let you know and reschedule.
- Payment is due when the job is done unless we agree otherwise in writing.
- If something isn't right, tell me and we'll work out a fair fix.
1. Who these terms cover
These terms apply to services provided by BDM Grounds Maintenance LLC ("BDM," "we," "us" or "me"), a locally owned business based in Whitley County, Indiana, and to your use of this website. By booking a service or using this site, you agree to these terms.
If a written estimate or agreement for your job says something different, that written agreement controls for that job.
2. Booking requests and confirmation
Sending the booking form, calling or texting is a request for service. It is not a confirmed appointment. A job is scheduled only after I confirm the date and time with you directly by phone, text or email.
3. Estimates and pricing
Prices depend on the size and condition of the job, and I may need to see the property before giving one. Estimates are based on what I can see and what you tell me.
A price given by phone or text before I've seen the job is a rough range, not a final price. If I find something that changes the work, like hidden damage, rot or a bigger job than described, I'll stop and talk with you before doing extra work or charging more.
4. Scheduling, weather and cancellations
Outdoor work depends on the weather. If rain, wind, heat or ground conditions would make the work unsafe or lead to poor results, I'll contact you to reschedule.
I work alone, so illness or equipment problems can also cause delays. I'll let you know as soon as I can. If you need to cancel or reschedule, please call or text as early as possible.
5. Access to your property
You agree to give me safe access to the areas where I'm working and to tell me about anything that could cause damage or injury. Before I arrive, please:
- Unlock gates and make sure I can reach the work area.
- Keep pets indoors or secured.
- Mark or tell me about sprinkler heads, invisible fence lines, buried cables, septic lids, low wiring and similar hidden items.
- Move vehicles, toys, hoses and outdoor furniture out of the work area.
- For washing jobs, close windows and doors and give me access to an outdoor water spigot.
I'm not responsible for damage to items that were hidden or not disclosed, such as unmarked sprinkler heads or invisible fence wires.
6. Lawn maintenance
Regular mowing continues on the schedule we agree on until either of us cancels. Visits missed because of weather are made up as soon as conditions allow.
Lawn health depends on things outside my control, like rainfall, soil, pests and disease, so I can't guarantee the condition of the grass itself.
7. Pressure and soft washing
Soft washing uses low pressure and cleaning solutions. Pressure washing is used only on surfaces that can handle it. I take care to rinse and protect plants and landscaping, but some plants are sensitive to cleaning solutions.
Washing can reveal problems that were already there, such as faded or oxidized siding, loose or peeling paint, failing window seals and cracked surfaces. I'm not responsible for these existing conditions. Some stains, like rust, oil and deep organic staining, may not come out completely.
8. Handyman and household work
Handyman work covers general repairs, carpentry and small improvement projects. Work that legally requires a licensed electrician, plumber or HVAC contractor, or a building permit, will be discussed with you first and may be referred to a licensed professional.
You're responsible for any HOA or landlord approvals your project needs. If I buy materials for your job, the cost will be included in your price or listed on your invoice. If you supply materials, I'm not responsible for defects in them.
9. Payment
Payment is due when the work is complete unless we agree on something different in writing, such as a deposit for a larger project or regular billing for ongoing lawn service. I'll confirm the accepted payment methods when your job is scheduled.
10. If something isn't right
If you're not happy with the work, contact me as soon as you notice the problem, ideally within a few days, and describe it or send photos. I'll review it with you and, if it's related to my work, we'll agree on a fair fix.
11. Damage and limits of liability
I take care around your home and property. If something is damaged while I'm working, tell me right away so it can be looked at and addressed.
To the extent allowed by Indiana law, BDM's total liability for any claim related to a job is limited to the amount you paid for that job, and BDM is not liable for indirect, incidental or consequential damages. Nothing in these terms limits liability that cannot be limited by law.
12. Text messages
If you check the text message box on the booking form, or text me first, you agree to receive text messages from BDM Grounds Maintenance LLC at the number you gave about your request and service. These include appointment confirmations, scheduling updates and estimate follow-ups.
- Message frequency varies based on your request.
- Message and data rates may apply.
- Reply STOP at any time to stop receiving messages. Reply HELP for help, or call (260) 445-0090.
- Consent to receive texts is not a condition of buying any service.
- Carriers are not liable for delayed or undelivered messages.
Your mobile information is handled as described in the Privacy Policy.
13. Using this website
The information on this site is general and may change. A service description is not a promise that a specific job can be done; I'll confirm that once I know the details. Links to Facebook, Instagram or other sites are provided for convenience, and those sites have their own terms.
You agree not to misuse this site, including by sending false requests or trying to disrupt it.
14. Governing law
These terms are governed by the laws of the State of Indiana. Any dispute will be handled in the courts of Whitley County, Indiana, unless the law requires otherwise.
15. Changes to these terms
I may update these terms from time to time. The date at the top of this page shows when they last changed. The version in effect when you booked applies to that job.
